Today’s seller has been marketed by a listing agent using predictive analytics and neighborhood transactions.  Today’s homebuyer demands the same expertise using real estate data science to the advantage of the buyer.  Tony L. Smith, PA (Broker Associate)+LCAM only represents homebuyers.   As a buyer’s agent, Tony’s only interest is you.   We don’t list properties and we don’t represent sellers.   We represent you, the homebuyer.  Tony provides a complimentary homebuyer consultation for all the Fort Lauderdale communities.   Tony can be reached at 954-282-1814 or via email: tonysmithflorida@yahoo.com

Tony draws on his experience from a 20-year career as a paralegal in large law firms and private corporations (not to be constructed as the practice of law).   In addition to having his Florida real estate broker license, Tony is also a Florida licensed CAM (property manager) and notary.   When you couple Tony’s paralegal experience, CAM, Notary and ABR designations, he is confident in representing today’s homebuyers.

Buying a home may be the largest and most complex financial transaction you ever undertake. If you’re ready to buy a home, wouldn’t you prefer to work with the most qualified real estate professional you can find?   Tony L. Smith, PA (Broker Associate)+LCAM has an Accredited Buyer’s Representative (ABR) designation, Tony has gone through additional training, have proven experience representing buyers and that extra edge you have been looking for.   Tony is your ABR®.

What makes an ABR the right choice for you?

The ABR designation is only awarded to licensed real estate professionals who complete specialized training that gives them the edge in understanding a buyer’s perspective and protecting and promoting their buyer-clients’ interests. Before earning the ABR designation, buyer’s reps must also demonstrate proven experience in representing buyers. Further, they are committed to maintaining their professional edge by staying current on the latest issues and trends in buyer representation.

In addition to knowing the dynamics of the local market, REALTORS with the ABR designation understand the special needs of buyers. They have additional knowledge and experience that takes them a step beyond an agent who only concentrates on listing a property for sellers. An ABR can provide you with valued assistance throughout the transaction and help you make informed decisions that will lead to a successful home purchase.

As an ABR, I can help you:

  • Understand your specific needs and wants, and locate appropriate properties
  • Assist you in determining how much you can afford (pre-qualify your mortgage)
  • Preview and/or accompany you in viewing properties
  • Advise you in formulating your offer
  • Help you develop your negotiating strategy
  • Provide a list of qualified vendors (inspectors, attorneys, lenders, etc.) for other services you may need
  • Keep track of every detail throughout the transaction — to closing and beyond

Not all buyers’ representatives are equal. Only a buyer’s rep who has earned the Accredited Buyer’s Representative designation has made the extra effort to raise the bar, with additional training and experience. If you work with an ABR, you can feel confident that you’ll receive the highest level of buyer-representation services.

The ABR® designation is awarded by the Real Estate Buyer’s Agent Council (REBAC), a wholly-owned subsidiary of the National Association of REALTORS® (NAR).

Representing home buyer’s throughout the Greater Fort Lauderdale area.   Homebuyer Advisors is an Exclusive Buyers Agent.  We represent People, Not Houses.  We represent home and condo buyers in the Greater Fort Lauderdale Florida area.  Homebuyer Advisors is different. We always work for Buyer Clients. We never work with Buyer Customers. Our business model is working for buyers only.  We never represent sellers or take listings.  We only work for Buyer Clients as Single-Agents (Buyers are always clients) and never downgrade our representation to Transaction Broker (buyers are customers).  We are “true” Exclusive Buyer Agents representing home buyers only and helping them find and buy their Florida dream home.  Ask agents you are interviewing if they can match our pledge.   Homebuyer Advisors is a member of NAEBA National Association of Exclusive Buyer Agent.

Our pledge to you:   “We will always provide full undivided loyalty to you and work for you as our buyer client regardless of what property you are interested in buying.” Tom Wemett, Broker/Owner

BUYER BEWARE:     Florida Statute: 475.278, states, “It shall be presumed that all licensees are operating as transaction brokers unless a single agent or no brokerage relationship is established, in writing, with a customer.

Agents who operate as “Transaction Brokers” can’t provide Undivided Loyalty.  Here is what the Florida Transaction Broker Notice says in part, Additionally, parties are giving up their rights to the undivided loyalty of the licensee.  This aspect of limited representation allows a license to facilitate a real estate transaction by assisting both the buyer and the seller, but a licensee will not work to represent one party to the detriment of the other party when acting as a transaction broker to both parties.”

You expect your Attorney or CPA to be unconditionally loyal to you and to be working in your best interest at all times.  Imagine your Attorney also representing the other side of a lawsuit you are in or your CPA also acting as an agent of the IRS.  Shouldn’t you expect full undivided loyalty from your real estate agent as well?
